Many chairmen believe that a new door closer installation includes “maintenance-free” operation for years. Here is why that is technically impossible.

Warranty vs. Service.

The warranty covers manufacturing defects only (e.g., oil leaks or internal spring failure). However, a door closer is a hydraulic device.

• In Winter: The oil inside thickens, making the door close too slowly.

• In Summer: The oil thins out, causing the door to slam.

Adjusting the valves to compensate for temperature changes is routine maintenance, similar to changing tires on a car. It is not a warranty claim.

The Door Factor.

A door closer can only work as well as the door it is attached to. If the hinges are worn, or the door frame is misaligned due to humidity, the closer will struggle and eventually fail. Door maintenance (greasing hinges, checking alignment) is essential for the longevity of the closer.

Advice for Associations: Regular maintenance is cheaper than constant replacements. A service contract ensures your doors are adjusted for every season, preventing damage to the locks and the intercom system.
